Project: Cellars at Pearl

For this urban multifamily development, the design by Dallas-based architecture firm three integrates two distinct building images (“Grit” and “Grace”) meeting in an L-shaped composition to celebrate the historic architecture and industrial legacy of the Pearl Brewery district — a newly burgeoning area just north of downtown. The market-rate residential development, called Cellars at Pearl, builds on the personalities of the distinct architectural aesthetics to engage and revitalize the neighborhood.
The east wing – affectionately referred to as the “Grace” – presents classically expressed and detailed brick facades with arched entries and windows, evoking turn-of-the-century, Old World architectural styles of nearby buildings, including the historic Brewhouse which three transformed in to enormously popular Hotel Emma. The Grace transitions seamlessly to the west building, the “Grit,” with its rusticated and industrial sensibility of brick infill and metal panel cladding with an exposed concrete structural frame. The Grit echoes the adjacent former Shamrock Cellars building, once a refrigerated beer storage facility, salvaged for new use as a shaded pavilion for courtyard events and a rooftop pool-deck amenity for residents.
The large, L-shaped complex employs highly sustainable design features including energy-efficient mechanical systems, low-flow water systems, healthy finishes and daylighting as well as a high-performance building enclosure with continuous insulation and air barriers. The salvaged industrial building, adaptively repurposed for the project’s amenities program, demonstrates a way to reduce embodied energy.
Celebrating and activating the unique character of this emerging San Antonio neighborhood, Cellars at Pearl brings together its historic stylistic grace and the industrial grit of the brewery zone to reinforce its value and appeal while fostering a strong sense of community and place. The result has elevated its cachet and improved the value of the neighborhood and area commerce. ###
