ZOM Living and Civitas Capital Group are preparing to break ground on Mezzo, a 378-unit garden-style multifamily project located within the rapidly growing U.S. 380 corridor in North Dallas. This distinctive property will feature market leading amenities and finishes, and will include thirteen three-story buildings, with both surface parking and attached private garages. Mezzo is proximate to several major employment nodes, which collectively house over 23 million square feet of Class A office space, including Legacy Business Park and the North Frisco Platinum Corridor. Future projects in the area include the 2,544-acre Headquarters Ranch, which will also be the future home of a 600-acre PGA headquarters and luxury Omni hotel and golf resort.
“We are excited to break ground on our 7th project in the Dallas market, and 12th project overall in Texas” said Greg West, ZOM’s Chief Executive Officer. “Our Mezzo site is convenient to an expanding array of retail and entertainment venues, excellent schools, and the highest concentration of suburban corporate employers in the state of Texas” added Jason Haun, ZOM’s Development VP. “With Mezzo, we will bring a new level of quality, unit features and amenities to this growing submarket in north Dallas.”
“Civitas is thrilled to partner with an established, respected developer like ZOM Living,” said Jonathan Kern, President and Chief Investment Officer of Civitas Capital Group. “Civitas’ purpose is to enrich the communities in which we operate, and Mezzo will do that by bringing a distinctive, high-quality multifamily project to the North Texas market.”
ZOM will deliver Mezzo’s first units in Q3 2021, with pre-leasing starting in Summer 2021. ZRS Management, LLC has been retained to provide leasing and property management services. Construction financing was provided by Synovus Bank. Stanford Construction is the general contractor, and JHP is the architectural firm for the project. Later this year, ZOM Living will deliver the first units at Atelier, a 41-story high rise in the heart of the Dallas Arts District. Earlier this year, ZOM also completed Kinstead, a 376 unit, Class A garden style project on Highway 121 in the heart of McKinney’s high growth corridor.
